NS Architects is a Toronto-based architecture studio focused on zoning-driven residential design and small-scale urban development.

We work with homeowners, builders, and investors to understand what can be built—before they commit—bringing clarity to zoning, feasibility, and the full path from concept to construction.

Our Approach

Most projects don’t fail because of design—they fail because of uncertainty.

Unclear zoning, unrealistic assumptions, and late-stage changes often lead to delays, redesign, and lost value.

Our approach addresses this from the start.

We prioritize what can be built, not just what can be imagined—ensuring every project is grounded in planning logic, buildability, and long-term viability.

Each project begins with:

The result is architecture that is buildable, efficient, and aligned with real-world constraints.

Practice

Our work includes:

We guide projects from early site analysis through design and permitting—reducing risk and enabling confident decisions.

Leadership

Founded in 2004 and re-established in Toronto in 2021, NS Architects is led by Iman Raeisi, an architect with a dual background in architecture and real estate.

Iman is a Ph.D. architect licensed in both Ontario and Iran, a published author, and a former professor. His experience includes working with leading firms such as Adamson Associates, WZMH, and NORR, contributing to large-scale residential, commercial and healthcare projects across Canada.

This foundation brings a level of technical rigor and coordination that informs even the smallest residential projects.

A Dual Perspective

By combining professional architectural practice with real estate insight, the studio approaches each project with both design precision and market awareness.

This allows us to:

Philosophy

We believe good architecture is not only about form—it’s about clarity, performance, and value.

A successful project resolves constraints intelligently, builds efficiently, and contributes meaningfully to its context.

At NS Architects, design is not just about creating buildings—it’s about enabling better decisions.
